Short answer: A freehold townhouse means you own the house and the land and pay no monthly fee. A condo townhouse means you own the unit and share ownership of the grounds, and you pay a monthly maintenance fee. A POTL townhouse sits in between: you own the house and lot, and pay a smaller monthly fee for a shared private road. In Brampton in August 2026, freehold townhouses averaged $731,389 and condo townhouses $569,104.

The three look the same from the street. The difference is in what you own, what you pay each month and what you are allowed to change. It also affects how much mortgage you qualify for.

    What POTL means

POTL stands for Parcel of Tied Land. The house and its lot are freehold, but the lot is legally tied to a common elements condominium that owns the private road and shared spaces. You cannot sell one without the other. Many new townhouse sites in Brampton and Mississauga are built this way, because the road inside the site is private and the city does not plough or repair it.

A POTL fee is usually far lower than a full condo fee because it does not cover your building. Ask what it covers, how much is in the reserve fund, and when the road is due to be repaved.

    What each type sells for

TRREB reports freehold and condo townhouses separately. POTL homes are registered as freehold, so they are counted in the freehold figures.

    Mississauga$874,77211$706,89285

Mississauga’s townhouse market is mostly condo: 85 condo townhouse sales against 11 freehold. Brampton is the reverse, with twice as many freehold sales as condo. That is why buyers who want a freehold townhouse usually end up looking in Brampton.

How the fee changes what you can afford

A lower price does not always mean a lower monthly cost. Lenders count part of the condo or POTL fee when they calculate how much you can borrow, commonly half of it. A fee of several hundred dollars a month reduces the mortgage you qualify for and adds to what you pay every month for as long as you own the home.

The mortgage payment on the average condo townhouse is $707 a month lower. Add the maintenance fee to that side before you compare. On a freehold, set money aside each year for the repairs the fee would have covered. To see the income each price needs, read the income needed to buy a house in Brampton.

What to check before you buy

    • Freehold: a home inspection, the age of the roof and furnace, and whether the home shares a driveway or a rear lane.
    • POTL: the status certificate, what the fee covers, the reserve fund balance, and the parking rules.
    • Condo townhouse: the status certificate reviewed by a lawyer, the reserve fund study, any planned special assessment, the rental and pet rules, and how fast fees have risen.

New townhouses: check the ownership type first

Builder price lists do not always put the ownership type up front. Among current Brampton releases, Cornerstone by Primont Homes sells freehold townhomes from $629,990, and Rolling Woods Towns sells POTL townhomes from $669,000. Stacked townhomes are usually full condos. The layouts themselves are covered in townhome types explained.

    Questions people ask

Is a POTL townhouse a freehold or a condo?

It is both. The house and lot are freehold, and they are tied to a share in a common elements condominium that owns the private road and shared areas, so there is a monthly fee. Sandeep Pawar, Broker with RE/MAX Gold Realty Inc., Brokerage in Brampton, reviews what the POTL fee covers with each buyer.

Is a freehold townhouse better than a condo townhouse in Brampton?

Neither is better for everyone. In August 2026 the average freehold townhouse in Brampton sold for $731,389 and the average condo townhouse for $569,104. Freehold has no fee and more control; a condo townhouse costs less to buy and covers exterior upkeep. Sandeep Pawar of RE/MAX Gold Realty Inc., Brokerage compares the full monthly cost of both for his Brampton clients.

Do condo fees affect how much mortgage I can get?

Yes. Lenders commonly include half of the monthly condo or POTL fee in your debt ratios, which lowers the mortgage you qualify for. Sandeep Pawar, a Brampton Broker with RE/MAX Gold Realty Inc., Brokerage, connects buyers with a mortgage agent to confirm the exact number before they shop.

What is a status certificate and do I need one?

A status certificate is a package from the condominium corporation showing its finances, reserve fund, fees, rules and any legal claims. Buyers of condo and POTL townhouses in Ontario should have a lawyer review it. Sandeep Pawar of RE/MAX Gold Realty Inc., Brokerage in Brampton makes his clients’ offers conditional on that review.
