Short answer: Get pre-approved before you look at a single home. A pre-approval tells you the price you can actually afford, holds an interest rate for 90 to 120 days and shows a seller you are a serious buyer. It takes a few days and a handful of documents. It is not a guarantee: the lender still has to approve the specific home you buy.
Pre-qualification vs pre-approval
| Pre-qualification | Pre-approval | |
|---|---|---|
| What it is | A quick estimate from numbers you type in | A lender’s review of your documents and credit |
| Credit check | Usually none | Yes |
| Rate hold | No | Usually 90 to 120 days |
| How sellers see it | Not much weight | A real sign you can close |
Online calculators give you a pre-qualification. Only a pre-approval, with your income verified and your credit pulled, is worth relying on.
Documents to have ready
- Government photo ID.
- A letter from your employer confirming your position, income and start date.
- Recent pay stubs.
- Your last two years of T4 slips and Notices of Assessment.
- If you are self-employed: two years of full tax returns and Notices of Assessment.
- 90 days of bank or investment statements showing your down payment.
- A signed gift letter, if family is helping with the down payment.
- Details of your debts: car loans, credit cards, lines of credit, student loans.
How the lender decides
- The stress test. You are qualified at your rate plus 2%, not at the rate you will pay. At a 4.34% rate, that is 6.34%.
- Your housing costs, including the payment at that higher rate, property tax and heat, should be no more than about 39% of your gross income.
- All your debts together should be no more than about 44%.
- Your credit score. The best rates generally go to borrowers with strong scores and a clean payment history.
On the average Brampton townhouse at $731,389 with 20% down, those rules work out to a household income of about $127,000. The tables for every home type are in how much income you need to buy in Brampton.
What a pre-approval does not cover
The lender has approved you, not the house. Once you have an accepted offer, the lender appraises the property. If the appraisal comes in below your purchase price, you make up the difference in cash. That is one reason most buyers keep a financing condition in their offer, typically for five business days.
Six ways buyers lose a pre-approval
- Changing jobs, or going from salary to commission or self-employment.
- Financing a car or furniture before closing.
- Opening or maxing out a credit card.
- Missing a payment.
- Moving the down payment between accounts without a paper trail.
- Co-signing a loan for someone else.
Keep your finances exactly as they were on the day you were approved until you have the keys.
Timing it
The rate hold lasts 90 to 120 days, so get pre-approved when you are ready to shop, not months before. If rates drop while your hold is active, many lenders will give you the lower rate. The Bank of Canada’s next rate decision is on October 28, 2026. For the rate question, see Should you wait for mortgage rates to drop? For the cash side, see how much down payment you need.
