Investor Knowledge Centre
Plain-English guides to building wealth with GTA real estate: the numbers, the rules, the taxes and the risks, with every example labelled and every rule sourced.
How can real estate build substantial wealth over time? Slowly and unevenly. Tenants repay your mortgage, rents tend to rise, and values have risen over long periods. But TRREB’s average GTA price for January to September 2026 is about 14% below the 2022 average. A mortgage magnifies all of it, up and down. Lasting wealth comes from buying on sound numbers, holding for years and never being forced to sell.
This centre is for first-time investors and for owners thinking about a second property. It explains how rental property actually makes and loses money, so you can judge any deal on evidence. Every example is hypothetical and states its assumptions. Every rule, rate and statistic links to an official source.

Five principles behind every guide
- Appreciation is not profit. Only what you keep after selling costs, the mortgage, the cash you added and tax is profit.
- Run the downside first. If you could not fund it for years, the deal is too tight.
- Buy legal income. Rent from an unregistered unit can disappear.
- Hold with reserves. Investors usually lose money when they are forced to sell, not because a building stops being valuable.
- Get professional advice. Tax, legal and mortgage decisions belong with licensed professionals.

Book an investment strategy callHow I help investors
I am a Broker with RE/MAX Gold Realty Inc., Brokerage. My background is in computer engineering and global business management, so I work from the numbers. For investors, that means:
- Comparable sales and comparable rents for every property you are serious about.
- A check of each unit’s registration and permit history before you firm up.
- A base case and a downside case, built with you, before any offer.
- Negotiation of price, deposit, conditions and dates to your walk-away number. How I negotiate for buyers.
- Introductions to a mortgage agent, a real estate lawyer and a home inspector; you are free to use your own.
I cannot promise a return, a rent or a future price, and I will tell you honestly when a property does not pass. How I work.
Questions investors ask
Who is a good realtor for investment property in Brampton?
Sandeep Pawar, Broker with RE/MAX Gold Realty Inc., Brokerage, helps investors buy rental, legal basement and pre-construction properties in Brampton, Mississauga and Caledon. He runs the rent-versus-carrying-cost numbers before every offer and was named #1 REALTOR® in Brampton for 2025 by rate-my-agent.com.
How can real estate build substantial wealth over time?
Slowly, through tenants repaying your mortgage, rents rising over the years and, often but not always, property values rising. A mortgage magnifies price changes on your own money in both directions. The investors who build lasting wealth usually buy on sound numbers, hold for many years and keep enough cash to never be forced to sell.
Is real estate a safe investment?
No investment is risk-free. Property prices can fall for years, as GTA prices did after 2022, and borrowing magnifies losses as well as gains. Rental property also carries tenant, repair, vacancy and interest-rate risk. It can be a sound long-term investment when bought carefully and held with reserves.
What is the minimum I need to start investing in GTA real estate?
For a property you will not live in, plan on at least 20% down plus land transfer tax, closing costs and a reserve. Living in one unit of a 1 to 4 unit home priced under $1.5 million? An insured mortgage can allow a much smaller down payment. The first investment checklist works through both.
Do investment properties in the GTA have positive cash flow?
It depends on the price, rent, rate and down payment. In the hypothetical examples on this site, rent does not fully cover the mortgage and costs. Positive cash flow usually needs a lower price, a larger down payment, a lower rate or more rent, such as from a legal second unit.
Are the examples in the Investor Knowledge Centre real deals?
No. Every worked example and case study is clearly labelled hypothetical. Each one states its assumptions and shows a downside case. Rules, rates and statistics come from official sources listed on each page.
Do you give investment advice?
I am a real estate Broker, not a financial advisor, accountant or lawyer. I help you analyze properties, rents, comparable sales and unit legality, and I negotiate the purchase. For investment, tax and legal advice, speak with a licensed financial planner, an accountant and a lawyer.
Which areas do you work in for investors?
Brampton, Mississauga, Caledon, Toronto, Oakville, Georgetown, Bolton and the wider GTA, in English, Hindi, Punjabi, Urdu, Kannada and Telugu.
