How Much Income Do You Need to Buy a House in Brampton in 2026?

Short answer: With a 20% down payment, a household needs roughly $175,000 a year to qualify for the average detached home in Brampton, $134,000 for a semi-detached, $127,000 for a townhouse, $105,000 for a condo townhouse and $86,000 for a condo apartment. With the minimum down payment the income needed is higher, because the mortgage is bigger. These are estimates based on August 2026 prices and a 4.34% five-year fixed rate. Income needed with the minimum down payment

The minimum down payment in Canada is 5% of the first $500,000 and 10% of the rest, for homes under $1.5 million. With less than 20% down the mortgage must be insured, and the insurance premium is added to the mortgage.

How the numbers were worked out

  • Rate: 4.34%, the lowest five-year fixed rate listed on Ratehub.ca on October 1, 2026.
  • Stress test: lenders qualify you at your rate plus 2%, so 6.34% here, not at the rate you actually pay.
  • Housing costs: the mortgage payment at the stress-test rate, property tax, heat and half of any condo fees should be no more than 39% of your gross income.
  • Assumptions: property tax estimated at 0.6% of the price per year, heat at $150 a month, condo fees of $600 a month for an apartment and $350 for a condo townhouse, and no other debts.

Car loans, credit cards and lines of credit count too. Once those payments pass about 5% of your gross income, they start to reduce the mortgage you qualify for.

Five ways to need less income

  1. Put more down. The First Home Savings Account lets you save $8,000 a year, up to $40,000, and the RRSP Home Buyers’ Plan lets each buyer withdraw up to $60,000.
  2. Buy with a partner or family member. Two incomes are counted together.
  3. Buy a home with a legal basement apartment. Many lenders count part of the rent. Read how to check that a basement apartment is legal first.
  4. Pay off a car loan or credit card before you apply.
  5. Choose a lower-priced home type. New freehold townhomes in northwest Brampton start at $629,990, well under the $731,389 average for a resale townhouse. See Is it the right time to buy a house in Brampton?

Do not forget the cash you need at closing

Income gets you approved. Cash gets you the keys. On top of the down payment, budget for Ontario land transfer tax, legal fees, a home inspection and the 8% Ontario sales tax on the mortgage insurance premium, which cannot be added to the mortgage.
