How I work with buyers, sellers and investors

Local knowledge, expert negotiation, better real estate decisions. Here is exactly what working with me looks like, from the first call to after closing.

The short answer: I work like an analyst and negotiate like it is my own money. Every recommendation comes with the numbers behind it, your walk-away point is set before any offer, and one call connects you to a lawyer, a mortgage agent and a home inspector I coordinate for you.

The ten stages

  1. Understand your goal

We start with what you want the move to achieve, your timeline and what worries you. No forms, no pressure.

  2. Check the numbers

Budget, down payment, carrying costs, or for sellers, your net proceeds after costs and mortgage payout. With a mortgage agent if needed.

  3. Research the market

Comparable sales, active competition, neighbourhood trends and, for investors, rents and expenses. You see the data I see.

  4. Set the strategy

For buyers: the homes and price range worth pursuing. For sellers: the price, preparation and marketing plan. Agreed with you in writing.

  5. Prepare the negotiation

Your walk-away number, your priorities beyond price, and what we know about the other side, settled before any offer is written.

  6. Write the offer

Price, deposit, conditions, dates and included items, with every deadline on one calendar.

  7. Negotiate

RENE-certified negotiation on everything in the offer, not just the price. I tell you honestly when to push and when to walk away.

  8. Coordinate the team

Your lawyer, mortgage agent and home inspector, coordinated by me. One point of contact instead of four.

  9. Handle the surprises

A low appraisal, an inspection finding, a closing-date clash. I bring options, not panic.

  10. Close and stay in touch

I am with you through closing day, and I stay your real estate contact afterwards: market updates, referrals and your next move.

Your team, coordinated by me

Deals rarely fall apart because of the house. They fall apart when a lawyer is slow, a lender goes quiet before closing, or an inspection misses something expensive. So every client gets a certified real estate lawyer, a mortgage agent with access to the major banks and lenders, and a professional home inspector, coordinated by me. You are always free to use your own professionals instead.

Questions

Who will I actually deal with?

Me. I am your point of contact from the first call to after closing, and I coordinate the lawyer, mortgage agent and home inspector so you are not managing four people yourself.

How quickly do you reply?

Calls and messages are returned the same day, seven days a week.
