Short answer: It depends on what you want. For the most choice, buy in spring: Brampton averages about 454 sales a month from April to June. For the most leverage, buy from late November to February, when sales drop to about 292 a month and the sellers who are still listed need to sell. Spring has 55% more sales than winter, and more buyers competing for each home.

| November | 442 | 381 | 412 |
| December | 268 | 290 | 279 |
The first year runs from September 2024 to August 2025 and the second from September 2025 to August 2026. All figures are homes sold in the City of Brampton, all types.
What the pattern shows
- December, February and January are the quietest months, at about 279, 288 and 311 sales.
- June is the busiest, at about 497, followed by October at 484 and July at 468.
- There are two busy seasons. Sales climb from March to June, ease through late summer, then rise again in October before dropping for the winter.
Spring: the most choice, the most competition
More homes come to market in spring, so you are more likely to find the layout and the street you want. You will also meet more buyers. From April to June 2026 most Brampton communities sold at 98% of the asking price or better, and Northwest Brampton averaged 102%. By August the city-wide figure had slipped to 96%.
Winter: fewer homes, more room to negotiate
A home that is still for sale in December or January usually belongs to someone who has to move: a job change, a purchase that is already firm, an estate. There are fewer buyers and fewer bidding situations. The trade-off is selection, and it is harder to judge a yard, a roof or a driveway under snow, so the home inspection matters even more.
Late summer and late fall
August and November sit in between. Sellers who listed in spring or early fall and have not sold are often ready to adjust. Homes that have been listed for 60 days or more are where the largest discounts tend to come from. Sandeep Pawar’s recent Brampton buyers paid between 1.8% and 12.2% below the asking price.
What matters more than the month
- Your own readiness. A pre-approval and a down payment in place beat any calendar.
- The rate you can lock in. A rate hold lasts 90 to 120 days.
- The individual home. The right house at the right price is worth buying in any month.
- Pre-construction runs on its own calendar. Builders release new phases through the year, and the first release usually has the best lot choice.
Prices in Brampton have been flat through 2026, so waiting for a particular season has not changed what buyers paid by much. The trend is in Is it the right time to buy a house in Brampton? and the rate question is in Should you wait for mortgage rates to drop?
