Short answer: Most buyers in Brampton should plan on two to four months from mortgage pre-approval to getting the keys. Pre-approval takes a few days, the search takes as long as you need, an accepted offer with conditions takes about a week to become firm, and closing is usually 30 to 90 days after that. In August 2026 the average Brampton home took 35 days to sell, so buyers have time to look properly.

The steps are the same for every resale purchase in Ontario. What changes is how long each one takes, and most of that is in your control. Here is the timeline, step by step, with what the current Brampton market means for each stage.

The home buying timeline in Brampton

    StepTypical timeWhat happens
    1. Mortgage pre-approvalA few business daysA lender reviews your income, credit and down payment and holds a rate, commonly for 90 to 120 days.
    2. Search and showingsA few weeks to a few monthsYou view homes, compare recent sales and narrow down areas. This is the part that varies most.
    3. Offer and negotiationOne to three daysYour offer sets a deadline for the seller to respond. Counter-offers go back and forth until both sides sign.
    4. DepositWithin 24 hours of acceptanceOn the standard Ontario form, the deposit is due within 24 hours unless the offer says otherwise.
    5. ConditionsAbout five business daysFinancing approval and a home inspection. For a condo, a lawyer also reviews the status certificate.
    6. Firm deal to closing30 to 90 daysYour lawyer searches title, your lender finalizes the mortgage, and you arrange insurance and movers.
    7. Closing dayOne dayFunds are exchanged, title is registered, and the keys are released.

How the 2026 market affects your timeline

The Toronto Regional Real Estate Board (TRREB) reported 1,904 active listings in Brampton at the end of August 2026 and 440 sales in the month. TRREB’s trend measure puts the city at 4.8 months of inventory. Homes that sold took 35 days on average and sold for 96% of the asking price.

In February 2022 the average Brampton home sold in five days for 116% of asking. Buyers had one showing, an offer night and no conditions. Today you can view a home twice, check the comparable sales, and include a financing and inspection condition in most offers. That adds about a week to the process and removes most of the risk.

The other side of a slower market is that you do not need to rush the search. Time of year matters too. See the best time of year to buy a house in Brampton.

    What slows a purchase down

    • Missing documents. Self-employed buyers and buyers with income from more than one source need more paperwork. Start early. The list is in how mortgage pre-approval works in Brampton.
    • A home to sell first. If you need the money from your current home, the two closings have to line up.
    • Condo status certificates. The condominium corporation has up to 10 days to produce one after it is requested, and your lawyer then needs time to review it.
    • An expiring rate hold. If your closing date falls after the hold ends, you get the rate available at that time.
    • The appraisal. If the lender’s appraisal comes in below your price, you make up the difference in cash or renegotiate.

    How to keep it moving

    1. Get pre-approved before you book showings, and keep your documents current.
    2. Have your down payment in an account you can draw from. The deposit is due within a day of acceptance. See how much down payment you need.
    3. Choose a real estate lawyer and a home inspector before you find the home.
    4. Decide your closing date range in advance so you can answer a counter-offer quickly.
    5. Budget for closing costs now, including land transfer tax.

    How long pre-construction takes

A new-build is a different timeline. You sign today and move in when the home is finished, often two years or more later, and the deposit is paid in stages. Current Brampton releases such as Cornerstone by Primont Homes list occupancy in 2028. The trade-offs are covered in pre-construction vs resale in Brampton.
