    What makes these areas expensive

    • Mineola and Lorne Park sit in the south of the city, near the lake, with large treed lots and custom homes. Much of what sells is a detached house on a lot that is as valuable as the building.
    • Port Credit and Lakeview are on the waterfront. Port Credit has a village main street, a marina and a GO station. Lakeview is being redeveloped along the shore.
    • Sheridan and Erindale are established neighbourhoods along the Credit River and Mississauga Road with larger detached homes.
    • Streetsville and Meadowvale Village are the historic villages of the northwest, each with its own character.
    • East Credit and Erin Mills are large family neighbourhoods of detached homes, and the two busiest on this list.

    Where luxury buyers have room

The most expensive homes are also the slowest to sell. Mineola homes sold for 93% of the asking price after an average of 59 days, and Port Credit homes took 52 days. On a $2.2 million home, 7% below asking is about $154,000. Lorne Park moved faster, at 33 days and 95%.

The medians tell the same story from another angle. In Mineola the median was $1,860,000 against an average of $2,200,967, which means a few very large sales lifted the average. Half of the homes sold there went for less than $1.86 million.

    How the peak compares

Across Mississauga, the average detached home sold for $1,921,283 in February 2022 and $1,275,221 in August 2026, a drop of $646,062. Buyers at the top of the market are paying much less than they would have four years ago. See Is it a good time to buy a house in Mississauga?

The other end of the list is in the most affordable neighbourhoods in Mississauga. In Brampton, the most expensive community, Toronto Gore Rural Estate, averaged $1,849,048, and a detached home across the city averages $254,665 less than in Mississauga. See Brampton vs Mississauga.
