Short answer: If you already own in Brampton and want a bigger home, a soft market works in your favour. You sell for less than you would have in 2022, but the home you are buying has fallen by more. The gap between the average townhouse and the average detached home was $428,361 at the February 2022 peak. In August 2026 it was $289,167. That is $139,194 less to move up.

| Move | Gap in February 2022 | Gap in August 2026 | Change |
|---|---|---|---|
| Townhouse to detached | $428,361 | $289,167 | $139,194 less |
| Semi-detached to detached | $346,638 | $246,310 | $100,328 less |
| Condo townhouse to detached | $698,710 | $451,452 | $247,258 less |
| Condo apartment to townhouse | $486,578 | $296,932 | $189,646 less |
| Townhouse to semi-detached | $81,723 | $42,857 | $38,866 less |
Why the gap shrinks when prices fall
Every home type in Brampton is down 37% to 39% from the peak. The same percentage is a much bigger number on an expensive home. The average detached home is down $588,338, while the average townhouse is down $449,144. If you own the townhouse and want the detached, that difference is money you no longer have to borrow.
A worked example
Say you sell a townhouse at the August average of $731,389 and buy a detached home at the average of $1,020,556. The difference is $289,167. Financed at 4.34% over 25 years, that is about $1,575 a month on top of what you carry now. At the 2022 gap of $428,361 the same move would have added about $2,330 a month at the same rate. You also pay Ontario land transfer tax on the purchase, which is $16,886 on a $1,020,556 home, plus legal fees and the cost of selling.
What can go wrong
- Your sale takes longer than you planned. Brampton homes took an average of 35 days to sell in August and sold for about 96% of the asking price. Price it properly from day one.
- You buy before you sell. That can leave you carrying two homes. If you buy first, give yourself a long closing date and talk to your lender about bridge financing.
- You sell before you buy. That can leave you renting. A longer closing on your sale gives you time to find the next home.
- You stretch too far. A lower gap is only helpful if the new payment is comfortable at today’s rate.
The order of the two deals matters more than anything else. Sandeep Pawar’s guide to buying and selling at the same time walks through both routes.
