How to Choose a Listing Agent in Brampton: 12 Questions to Ask

By Sandeep Pawar, Broker, RE/MAX Gold Realty Inc., Brokerage · Brampton

Short answer: Choose the Brampton listing agent who can show you recent sales in your neighbourhood, explain exactly how they will price and market your home, and walk you through how they will handle offers, before you sign anything. Interview at least two or three agents, ask every one of them the same 12 questions below, and compare the answers side by side. The agent with the best plan and the proof to back it up is your agent, not the one who quotes the highest price.

I sit on both sides of the table. I list homes for sellers, and I negotiate against listing agents for my buyers. That second job is the reason I wrote this. I see every week which listings get buyers excited and which ones get picked apart, and most of the difference comes down to decisions the seller’s agent made before the sign went up.

Why the listing agent matters more than most sellers think

On a $1,000,000 Brampton detached home, every 1% of price is $10,000. Pricing, preparation, launch timing, and how offers are handled can each move the result by more than that, and none of them can be fixed once the listing has gone stale. Agent quality also varies widely: in Ontario, every agent passes the same licensing education and is registered with the Real Estate Council of Ontario (RECO), but experience, local knowledge, and negotiating skill are not standardised.

The 12 questions to ask a listing agent in Brampton

1. “Which homes have you sold near mine in the last 12 months?”

Ask for addresses, list prices, and sale prices. Brampton is not one market. A semi in Springdale, a detached in Castlemore, and a freehold town in Mount Pleasant attract different buyers and sell on different timelines. You want recent, relevant proof, not a career total.

2. “How did you arrive at your recommended price?”

A strong answer walks you through specific comparable sales, what is actively competing with you right now, and how quickly homes like yours are selling. Be wary of a number with no comparables behind it. An agent who suggests a much higher price than everyone else should be able to explain exactly why with data. If they can’t, the high number is usually there to win the listing, and the price reductions come later.

3. “What is your list-to-sale price ratio, and your average days on market?”

These two numbers show how accurately an agent prices and how well they negotiate. Ask how they compare with the Brampton average for the same period.

4. “What will you do to prepare my home before it goes live?”

Look for a room-by-room plan: what to repair, what to leave alone, whether staging makes sense, and what it will cost. Preparation that does not pay for itself in price is wasted money.

5. “Show me your marketing plan, and a recent listing you marketed.”

Professional photography, video, floor plans, and a clear launch date should be standard. Ask where the listing will appear beyond MLS® and how the agent reaches buyers who don’t search in English. In Brampton, a large share of buyers are more comfortable discussing a purchase in Punjabi, Hindi, Urdu, or another language.

6. “How will you handle offers?”

Ask whether they recommend holding offers to a set date or reviewing them as they arrive, and why for your specific home. Since December 2023, Ontario sellers can also choose to let competing buyers see the details of other offers. Ask whether the agent would recommend that for your home, and when it helps or hurts.

7. “Walk me through how you negotiate.”

Price is only one term. Deposit size, conditions, closing date, and what’s included all have dollar value. A skilled negotiator talks about all of them, and agrees a walk-away number with you before the first offer arrives.

8. “Who will I actually deal with day to day?”

Some agents hand the listing to an assistant or junior team member once the agreement is signed. Know who answers your calls, who attends showings, and who sits in on the offer.

9. “What are the terms of the listing agreement?”

Under Ontario’s Trust in Real Estate Services Act (TRESA), the agreement must be in writing before services begin. Read the term length (often 3 to 6 months in the GTA), the commission and how it is split with the buyer’s brokerage, and what happens if you want to cancel. A good agent gives you time to read it and answers every question.

10. “Will you or your brokerage represent the buyer as well?”

Multiple representation is allowed in Ontario, but only with written consent from both sides. Ask how the agent would handle it, and how your interests are protected if it happens.

11. “Can I speak with recent sellers you represented?”

Read the reviews on independent platforms, then ask for two or three recent sellers you can call. Verified reviews are useful; a conversation with a real seller is better.

12. “Are you in good standing with RECO?”

You can check any Ontario agent’s registration, and any disciplinary history, on the public register at reco.on.ca. It takes two minutes.
