This is one of the most common choices for first-time buyers in Peel Region: a smaller home in Mississauga, or more space for more money in Brampton. The prices below are from the Toronto Regional Real Estate Board (TRREB) for August 2026.
The prices side by side
| August 2026 | Average price | Sales | Sold vs asking | Days on market |

What each one costs to buy and carry
| Mississauga condo | Brampton condo townhouse | Brampton freehold townhouse | |
|---|---|---|---|
| Average price | $495,052 | $569,104 | $731,389 |
| Minimum down payment | $24,753 | $31,910 | $48,139 |
| 20% down payment | $99,010 | $113,821 | $146,278 |
| Mortgage payment with 20% down | $2,157 a month | $2,480 a month | $3,187 a month |
| Monthly fee | Condo fee, varies by building | Condo fee, varies by complex | None |

| Land transfer tax, first-time buyer | $2,376 | $3,857 | $7,103 |
Payments use a 4.34% five-year fixed rate over 25 years. With less than 20% down, mortgage default insurance is added to the mortgage. The freehold townhouse payment is $1,030 a month higher than the condo payment, but the condo fee has to be added to the condo side before you compare. Lenders also count part of the condo fee when they work out how much you can borrow. The income each price needs is covered in the income needed to buy in Mississauga and in Brampton.

Location and commute
Mississauga is closer to Toronto, and its condo areas are built around transit. City Centre is the MiWay bus hub, Port Credit and Cooksville have GO stations, and the Hurontario LRT is under construction along Hurontario Street. Brampton has three GO stations on the Kitchener line, at Bramalea, Brampton and Mount Pleasant. If the commute decides it for you, read Brampton neighbourhoods for GO train commuters.
Negotiating room is larger on condos
There were 849 condo apartments for sale in Mississauga at the end of August against 109 sales that month, close to eight listings for every sale. Condos took 45 days to sell. Brampton freehold townhouses sold in 31 days at 98% of asking. A condo buyer has more choice and more time. A townhouse buyer faces more competition for the well-priced homes.
Which one fits you
- The Mississauga condo fits if you want the lowest purchase price, a shorter trip to Toronto, and no exterior maintenance.
- The Brampton freehold townhouse fits if you need three bedrooms, want land and a garage, and plan to stay five years or longer.
- The Brampton condo townhouse fits if you want townhouse space at a price closer to a condo and accept a monthly fee.
New-build prices are worth checking too.
