Short answer: Toronto Gore Rural Estate is the most expensive neighbourhood in Brampton, with an average sale price of $1,849,048 in the second quarter of 2026. Vales of Castlemore ($1,243,583), Vales of Castlemore North ($1,239,222), Credit Valley ($1,134,852) and Bram West ($1,116,466) follow. Eight Brampton communities averaged over $1 million, against a city average of about $887,000.

These figures come from the Toronto Regional Real Estate Board (TRREB) community report for April to June 2026, the most recent one available. They cover every home type sold in each community, so areas with mostly large detached homes rank highest.

Treat the smaller numbers with care. Vales of Castlemore North had four sales in the quarter and Bramalea North Industrial had seven, so one unusual sale moves the average a lot.

What makes these areas cost more

    • Toronto Gore Rural Estate is in the northeast corner of the city. Homes here sit on estate lots, many of them custom built. The median sale was $1,630,750.
    • Vales of Castlemore and Vales of Castlemore North are in the northeast, with large detached homes on wide lots. The median in Vales of Castlemore was $1,196,250.
    • Credit Valley is in the west, near the Credit River and Mount Pleasant GO. It had the most sales of any area in the top five, at 88. The median was $965,000, well below the average, which means a smaller number of very expensive homes pulled the average up.
    • Bram West is in the southwest, near Highways 407 and 401 and the Mississauga border. The median was $1,092,000.
    • Bram East is on the east side near Highway 427. With 86 sales and a median of $1,088,750, it is one of the busiest markets over $1 million.
    • Snelgrove is at the north end along Hurontario Street, next to Caledon. The median was $961,500.

Expensive homes are selling further below asking

The top of the market has more room to negotiate than the middle. Toronto Gore Rural Estate homes sold for 94% of the asking price on average and took 45 days. Bram West sold at 95%, and Credit Valley and Vales of Castlemore at 96%. Compare that with Fletcher’s Meadow, a mid-priced area, where homes sold at 100% of asking in 21 days.

On a $1,200,000 listing, 96% of asking is $48,000 below the list price. That is an average, not a rule, and each home has to be priced against its own recent sales. The method is explained in how much below asking you can offer in Brampton.

How far these prices have come down

The average detached home in Brampton sold for $1,608,894 in February 2022. In August 2026 it sold for $1,020,556, which is $588,338 less. Detached homes make up most of the sales in the areas on this list, so buyers moving up from a townhouse or semi are paying far less for the step up than they would have at the peak. The numbers are in upsizing from a townhouse to a detached home in Brampton.

Twenty-two Brampton communities sold below the city average in the same quarter. The full ranking is in Brampton house prices by neighbourhood, and the lowest-priced areas are in the most affordable neighbourhoods in Brampton.
