Why these areas cost less

Most of these communities are in Bramalea and around downtown, the older parts of the city. They have more semi-detached homes, townhomes and condos than the newer subdivisions in the north and west, and the houses are older. The two lowest averages, the Queen Street Corridor and the Goreway Drive Corridor, point to condo-heavy sales. Homes in the Goreway Drive Corridor also took an average of 93 days to sell, the slowest in the city.

That matters when you read the table. An average mixes every home type together. A neighbourhood can look cheap because it sells more condos, not because its houses are a bargain. With 30 to 45 sales in a quarter, a few expensive homes can also move the average.

What to check before buying in an older neighbourhood

  • The big-ticket items: roof, furnace, air conditioner, windows and electrical panel. Always make the offer conditional on a home inspection.
  • The basement: if it has an apartment, confirm it is legal and registered with the City. See how to check a basement apartment is legal.
  • The home type behind the price: compare the home with recent sales of the same type on nearby streets, not with the neighbourhood average.
  • Condo fees: in condo-heavy areas, a low price can come with a high monthly fee.

A new home can cost less than you think

If your budget is $630,000 to $750,000, compare these neighbourhoods with pre-construction.
