What decides how far below asking you can go

  • Days on the market. A home listed for 60 days is a different negotiation from one listed last week.
  • Price changes and relistings. A reduction or a cancelled-and-relisted home tells you the seller has already moved once.
  • Recent sales on the same street. An offer backed by three comparable sales is hard to dismiss.
  • Why the seller is selling. A seller who has already bought another home, an estate, or a lender selling under power of sale all negotiate differently.
  • Condition. A roof, furnace or basement issue found at inspection is a reason for a lower price or a credit.
  • Your terms. A strong deposit, a closing date that suits the seller and a firm mortgage approval can be worth more to a seller than a few thousand dollars.

When a low offer backfires

  • The home is priced below recent sales to attract several offers.
  • It was listed in the last few days, or the seller has set an offer date.
  • It is a renovated home, or one with a legal basement apartment, in a pocket with very little for sale.

In those cases the right move can be to pay the asking price and negotiate the conditions and the closing date instead.
