Short answer: As a first-time buyer, choose a realtor who teaches before they sell: someone who sets your full budget (not just the purchase price), explains every condition and deadline in plain language, and negotiates price and terms with comparables. Make sure they’ll explain the buyer representation agreement before you sign it, and that they know the first-time buyer programs you may qualify for.
What’s different about buying your first home
You’re learning the process and making the biggest purchase of your life at the same time. In Brampton, you may also be competing with experienced buyers and investors. The right agent closes that gap: they slow the process down enough for you to understand it, then move fast when it’s time to write.
Six things to look for
- Budget first. They help you work out your total cash needed, including down payment, land transfer tax, legal fees, inspection and moving, before you view homes.
- Pre-approval coordination. They connect you with a mortgage agent early, so your price range is real.
- Neighbourhood honesty. They explain trade-offs between areas: price, commute, schools, basement potential and resale.
- Comparables before every offer. You should know why you’re offering what you’re offering.
- Protection on conditions. They explain financing and inspection conditions and when (and whether) it’s safe to waive them.
- Language you understand. If you think more clearly in another language, an agent who speaks it reduces the risk of misunderstanding.
The buyer representation agreement
In Ontario, a brokerage must have a written agreement with you before providing buyer services. It sets out the services, the term, the geographic area and how the brokerage is paid. Ask your agent to walk through each section, and don’t sign until you understand it.
Programs a good agent will mention
- First Home Savings Account (FHSA): up to $8,000 a year, $40,000 lifetime, tax-deductible going in and tax-free coming out for a qualifying first home.
- RRSP Home Buyers’ Plan: withdraw up to $60,000 from your RRSP toward a first home, repaid over time.
- Ontario land transfer tax refund: eligible first-time buyers can receive a refund of up to $4,000. Brampton has no additional municipal land transfer tax.
Rules and limits can change; confirm eligibility with your mortgage agent, lawyer or tax professional.
