Short answer: There is no fixed or “standard” realtor commission in Ontario. It is negotiated between you and the listing brokerage and written into the listing agreement before any services begin. In Brampton, the total is usually expressed as a percentage of the sale price, split between the listing brokerage and the buyer’s brokerage, and 13% HST is charged on top. The number matters, but what you get for it, and how much it helps your final sale price, matters more.

How commission works when you sell in Brampton

When you list, you sign a written listing agreement with a brokerage. Under Ontario’s Trust in Real Estate Services Act (TRESA), the agreement must spell out how the brokerage is paid. Most agreements set:

    • A total commission, usually a percentage of the final sale price (sometimes a flat fee).
    • The portion offered to the buyer’s brokerage, which comes out of that total.
    • HST at 13%, charged on the commission, not on the home.

Commission is normally paid from the sale proceeds on closing, through the lawyers. You don’t write a cheque in advance.

    What the numbers look like

Every 0.5% of commission on a $1,000,000 Brampton home is $5,000 before HST. Here’s the same sale at three illustrative totals:

    Total commissionCommissionHST (13%)Total cost
    3.5%$35,000$4,550$39,550
    4.0%$40,000$5,200$45,200
    5.0%$50,000$6,500$56,500

Illustration only, on a $1,000,000 sale. Your commission is whatever you and the brokerage agree in writing.

The number that actually matters: what you net

Sellers often compare commission rates side by side and stop there. The better comparison is your net proceeds. On a $1,000,000 home, a 2% difference in the final sale price is $20,000. Pricing, preparation, marketing reach and negotiation each move the sale price, and they move it by more than most commission differences. Ask every agent you interview to show you how they will protect your price, not only what they charge.

Terms worth negotiating besides the rate

    1. Term length. How long the agreement lasts. A shorter term keeps everyone accountable.
    2. Holdover period. If a buyer who saw your home during the listing buys it shortly after it expires, commission may still be owed. Know how long that window is.
    3. Cancellation. What happens if you’re unhappy, and whether there’s a cost to end the agreement early.
    4. What’s included. Photography, video, floor plans, staging advice, pre-listing inspection, signage and advertising. Get it in writing.
    5. Buy-and-sell together. If you’re also buying, ask how the brokerage handles both sides of your move.

    What buyers should know

Buyers in Ontario now sign a written buyer representation agreement before an agent provides services, and it also states how the buyer’s brokerage is paid. In most resale transactions that payment comes from the seller’s side through the listing agreement, but the agreement explains what happens if it doesn’t. Read it before you start booking showings.
