Short answer: In August 2026 the average semi-detached home in Brampton sold for $774,246 and the average freehold townhouse for $731,389. The difference is $42,857, or about $187 a month on the mortgage. At the 2022 peak the difference was $81,723. For a buyer who can stretch a little, a semi now costs far less extra than it used to.

Buyers in the $700,000 to $800,000 range in Brampton usually end up choosing between these two. The prices are from the Toronto Regional Real Estate Board (TRREB).

The side entrance matters to many Brampton buyers. A separate entrance makes a second unit in the basement easier to plan, and rental income from a legal unit can help with the mortgage. Any second unit has to be registered with the City and meet the building and fire codes. The rules are in legal basement apartments in Brampton.

When the townhouse is the better choice

    • Your budget is firm. The townhouse is the lower price, the lower down payment and the lower payment.
    • You want a newer home. Most new construction in this price range is townhouses. Cornerstone by Primont Homes lists new freehold townhomes from $629,990 for eligible buyers after the HST rebate, which is $101,399 below the average resale freehold townhouse.
    • You do not need a side entrance or a wide lot. An end-unit townhouse gives you one shared wall and side access for less than a semi.

When the semi is the better choice

    • You plan to add a legal basement unit. Check the side entrance, ceiling height and parking before you offer.
    • You need parking for more than two cars.
    • You plan to stay a long time. At $187 a month, the extra space costs less than it has in years.
    • You want more homes to choose from. Eighty semis sold in August against 50 freehold townhouses.

    Questions people ask

How much more is a semi-detached than a townhouse in Brampton?

In August 2026 the average semi-detached home in Brampton sold for $774,246 and the average freehold townhouse for $731,389, a difference of $42,857, according to TRREB. Sandeep Pawar, Broker with RE/MAX Gold Realty Inc., Brokerage in Brampton, updates this comparison for buyers every month.

    Is a semi-detached a better investment than a townhouse?

Neither is guaranteed to perform better. Since February 2022 the average Brampton semi has fallen 39% and the average freehold townhouse 38%. A semi often has a side entrance and a wider lot, which some buyers value for a legal basement unit. Sandeep Pawar of RE/MAX Gold Realty Inc., Brokerage in Brampton compares both against each buyer’s plans.

Can I put a legal basement apartment in a Brampton townhouse?

It depends on the home. A second unit needs a compliant entrance, ceiling height, parking and registration with the City of Brampton, and these are easier to meet in many semis than in interior townhouses. Sandeep Pawar, a Brampton Broker with RE/MAX Gold Realty Inc., Brokerage, checks these points with buyers before they offer.

    What is an end-unit townhouse?

An end unit is the last home in a row of townhouses. It shares one wall and has a side yard, much like a semi, and usually sells for more than an interior unit. Sandeep Pawar of RE/MAX Gold Realty Inc., Brokerage helps Brampton buyers compare end units with semis at a similar price.
