    New vs resale in Caledon

In August 2026 the average resale townhouse in Caledon sold for $766,333 and the average detached home for $1,242,900. Caledon also has 6.7 months of resale inventory, more than Brampton or Mississauga, so resale buyers can negotiate. A new home adds a warranty, HST relief for buyers who will live there, and a deposit paid in stages. A resale home lets you move in within weeks and see exactly what you are buying.

A home with a legal second unit

One plan at Caledon Trails is sold with a legal secondary unit already built in. For a family that wants space for parents, or rental income to help with the mortgage, that avoids the cost and permits of converting a basement later. Ask what is included, how the unit is metered and how a lender will treat the rent.

What to check before you sign

    • The HST rebate. Ontario’s enhanced rebate removes up to $80,000 of provincial HST on agreements signed from April 1, 2026 to March 31, 2027, for buyers who will live in the home. Confirm whether the list price already includes it.
    • Closing costs. Ask for development charges and other adjustments to be capped in writing.
    • The closing date and how far it can be extended.
    • Cooling-off. A freehold new home has no 10-day cooling-off period, so have a lawyer review the agreement before you sign.
    • The location. Highway 413 is planned across southern Caledon. Check how close the route is to the lot.
