Short answer: If you are selling to buy another home in the same market, selling now usually makes sense, because what you buy has fallen too. If you bought near the 2022 peak and do not need to move, waiting may be better. The market itself is mixed: the average Brampton price was $886,865 in August 2026, down 4.1% from a year earlier, but there were 22% fewer homes for sale and sales were up 3.8%.
What sellers are facing
| Brampton, August 2026 | Compared with August 2025 | |
|---|---|---|
| Average sale price | $886,865 | Down 4.1% |
| Homes sold | 440 | Up 3.8% |
| New listings | 1,006 | Down 27.7% |
| Active listings | 1,904 | Down 22.0% |
| Sale price vs asking price | 96% | |
| Average days on market | 35 | |
| Months of inventory | 4.8 |
Prices are still lower than last year. TRREB’s benchmark price for Brampton, which tracks a typical home, was $834,800, down 5.8%. What has changed is competition. A seller listing today is up against about 540 fewer homes than a year ago, while slightly more buyers are signing.
What is selling fastest
| Home type | Average price | Days on market | Sale price vs asking |
|---|---|---|---|
| Semi-detached | $774,246 | 28 | 98% |
| Townhouse (freehold) | $731,389 | 31 | 98% |
| Detached | $1,020,556 | 34 | 96% |
| Condo townhouse | $569,104 | 42 | 96% |
| Condo apartment | $434,457 | 71 | 94% |
Semi-detached homes and freehold townhouses are selling fastest and closest to the asking price. Condo apartments are the hardest sale in the city right now, taking more than two months on average.
The number most sellers miss
The average listing sold in 35 days, but the average property took 55 days. The difference is homes that were listed, did not sell, and were listed again at a new price. Starting too high does not get you more money. It costs you three weeks and a stale listing. Pricing correctly on day one is the single most useful thing a seller can do in this market.
Reasons to sell now
- You are moving up. The gap between a townhouse and a detached home has shrunk by $139,194 since 2022. See upsizing in Brampton.
- There is less competition than a year ago.
- Your home is a type that is moving: a semi, a freehold townhouse or a detached home with a legal basement apartment.
- Your mortgage is up for renewal and the new payment does not fit.
Reasons to wait
- You bought in 2021 or 2022 and selling today would mean a loss you do not have to take.
- You are selling a condo apartment and can afford to hold it or rent it out.
- You have no next home in mind. Selling without a plan can leave you renting in a market that may turn.
- Breaking your mortgage would trigger a large penalty. Ask your lender for the number first.
