Short answer: Interview two or three agents, in your home if you’re selling, and give each the same information and the same questions. Then compare evidence, not charm: recent sales near you, a written plan, a clear explanation of the agreement, and a straight answer to every question. The biggest red flag is a promise without proof, especially a price far above everyone else’s.
Before the interview
- Write down your goal. Top price, a specific closing date, a quick sale, or buying and selling at the same time. Agents should plan around your goal, not theirs.
- List what you’ve updated. Roof, furnace, windows, kitchen, basement and the year each was done.
- Know your timing and next move. Are you buying next? Moving out of the GTA? Downsizing?
- Look up each agent first. Reviews on independent platforms and their status on the RECO public register.
Red flags
- A price far above every other agent’s, with no comparables. Overpricing to win the listing usually ends in price reductions and a stale listing.
- Promises of a guaranteed sale or a guaranteed price. No one can promise what buyers will pay.
- Pressure to sign today. A good agent wants you to read the agreement and ask questions.
- Vague marketing. “We’ll put it on MLS®” is not a plan.
- Talking down other agents instead of explaining their own approach.
- Unclear about who you’ll actually work with once the agreement is signed.
- Can’t explain the listing agreement, the holdover clause or how offers will be handled.
- No independent reviews or references.
Green flags
- A price range backed by specific recent sales and an honest read on today’s competition.
- A written, dated launch plan: preparation, photos, video, floor plans and go-live date.
- A clear offer strategy for your home, with the reasoning behind it.
- Negotiation beyond price: deposit, conditions and closing date.
- One named person accountable from first meeting to closing.
- Verified reviews on independent platforms and recent clients you can call.
- Straight answers, including “here’s what could go wrong.”
After the interviews
Put the answers side by side. Which agent’s price is best supported? Whose plan is most specific? Who explained the agreement most clearly? Who will be at the table when offers arrive? The answers usually point to one agent.
