Is Caledon a Good Place to Buy a Home? Prices, Pros and Cons (2026)

Short answer: Caledon suits buyers who want space: a detached home, a bigger lot or a country property, with Brampton’s shopping and highways a short drive south. The average sale price was $1,120,586 in August 2026, 38.6% below the February 2022 peak of $1,824,495. It is not the place for a condo, a short train commute or a starter budget under $700,000.

That is a drop of $703,909 (38.6%) overall and $812,193 (39.5%) for detached homes, the largest fall of the three Peel municipalities. Caledon has few sales each month, so its averages swing more than Brampton’s.

Bolton is the largest community and the most affordable. Rural Caledon covers country properties as well as the newer subdivisions along the town’s southern edge, next to Brampton. Palgrave is estate country.

The pros

  • Space. Bigger lots, estate homes and acreages that are hard to find in Brampton or Mississauga.
  • Small-town communities. Bolton, Caledon East, Inglewood and Palgrave each have their own main street or village centre.
  • Outdoors. The Caledon Trailway, Forks of the Credit Provincial Park, Albion Hills and the Cheltenham Badlands are all in town.
  • New homes at townhome prices. New townhomes on the Caledon side of Mayfield Road start at $699,900.
  • Prices well off the peak and a market with time to negotiate.

The cons

  • You need a car. There is no GO train station in Caledon. Most commuters drive to Brampton or use Highway 410, Highway 10 or Highway 50.
  • Few entry-level homes. Almost no condos, and the average home costs $233,721 more than in Brampton.
  • Rural services. Many country properties run on a well and a septic system, which need inspection and upkeep.
  • Slower resale. Homes took an average of 39 days to sell in August, and some villages see only a handful of sales a quarter.
  • Highway 413 is planned to run through southern Caledon, which matters if you are buying near the route.

Who Caledon is right for

Families moving up from a Brampton townhouse or semi who want a detached home and a yard. Buyers who work from home or drive against traffic. Buyers looking for land. Caledon had 76,581 residents in the 2021 census, compared with 656,480 in Brampton, so it feels very different one concession road north of Mayfield.
