| Detached | $1,921,283 | $1,275,221 | −$646,062 (−33.6%) |

| Condo apartment | $736,006 | $495,052 | −$240,954 (−32.7%) |
Every home type is down by 30% or more. The overall average is down less because the mix of homes sold has shifted. At the peak, homes sold for 116% of the asking price in 7 days. Only 11 freehold townhouses sold in August 2026, so that figure can swing.
What the market looks like now
- 435 homes sold in August 2026, at a median price of $842,000.
- 97% of asking: the average home sold below its list price, after 36 days on the market.
- 2,361 active listings and 4.8 months of inventory. The 12-month sales-to-new-listings trend is 35.9%, which is buyer’s-market territory.
- Prices are still slipping year over year. TRREB’s benchmark price for Mississauga was $874,400, down 4.65% from August 2025.
- So far in 2026 there have been 3,664 sales at an average of $956,219.
The condo market is where buyers have the most room
Condo apartments are Mississauga’s entry point. The average was $495,052 in August, with a median of $500,000. There were 849 condo apartments for sale and 109 sold that month, and the ones that sold took an average of 45 days. The condo benchmark price is down 6.93% from a year ago. For a first-time buyer, that means choice and time to negotiate. It also means a condo may be slower to resell, so buy one you can live in for years.
The risks
- Prices are still lower than a year ago, and they could fall further.
- Condo supply is high, which can hold prices down for longer.
- Monthly condo fees and special assessments add to the cost of owning. Have a lawyer review the status certificate.
- The payment has to work at today’s rate. The lowest five-year fixed rate on Ratehub.ca on October 1, 2026 was 4.34%.
