Pre-Construction vs Resale in Brampton: Which Is the Better Buy in 2026?
Short answer: If you can wait until about 2028, pre-construction is the lower-priced way into a freehold townhome in Brampton right now: new townhomes start at $629,990, against an average of $731,389 for a resale townhouse in August 2026. If you need to move within a few months or want to see exactly what you are buying, resale is the better fit. The right answer depends on your timeline and your cash, not on which one is “better”.

The risks people forget
Pre-construction: completion dates can move. Your mortgage is approved near closing, at the rate and under the rules that exist then. If the home is appraised below your purchase price at closing, you make up the difference in cash. A freehold new home has no 10-day cooling-off period, so a lawyer should review the agreement before you sign. Closing adjustments can add to the price unless they are capped in writing.
Resale: the home is sold as it stands. A roof, furnace or foundation problem is yours after closing, which is why the inspection matters. You also need the full down payment and land transfer tax within weeks, not years.

Questions people ask
Is it better to buy pre-construction or resale in Brampton?
It depends on when you need to move and how much cash you have now. Pre-construction townhomes start at $629,990 with a deposit spread over a year, but you move in around 2028. Resale lets you move in within 30 to 90 days and negotiate the price. Sandeep Pawar, Broker with RE/MAX Gold Realty in Brampton, compares both for GTA buyers before they commit.
Do I pay HST on a new home in Brampton?
HST is normally included in a builder’s price. Ontario’s enhanced new housing rebate removes up to $80,000 of the provincial part of the HST for buyers who will live in the home, on agreements signed from April 1, 2026 to March 31, 2027. It does not apply to investors. Sandeep Pawar of RE/MAX Gold Realty reviews each builder’s price list with Brampton and GTA buyers to confirm what is included.
Can I negotiate with a builder in Brampton?
Yes, with the right representation. Builders rarely advertise it, but Sandeep Pawar, a RENE-certified negotiator with RE/MAX Gold Realty in Brampton, has negotiated $20,000 to $40,000 below the builder’s discounted price for recent GTA clients, on top of extras such as upgrades, appliances, capped closing costs and assignment rights. Results depend on the project and are not guaranteed.
