How it came together
The buyer wanted acreage on a major road, with a house on it. This 31.62-acre corner property just north of Shelburne has frontage on both Highway 10 and 280 Sideroad, a brick bungalow with a separate-entrance basement suite, a barn and three ponds.
When it first came to market in 2023, the asking price was well above what the land and house supported. Sandeep Pawar advised the buyer not to chase it and to wait. He kept watching the property as the price came down.
