Negotiation

The part of the deal that decides your number

Most agents talk about marketing. Marketing gets you offers. Negotiation decides what those offers are worth.

Sandeep Pawar holds the RENE designation — Real Estate Negotiation Expert, recognized by the National Association of REALTORS®. It is deliberate training in negotiation strategy rather than something picked up by instinct. Clients call him the Negotiator King. The results speak for themselves.

How he approaches it

1. Know the number before the conversation starts.

Sandeep establishes your walk-away point and your target before engaging. A negotiation entered without a floor is one you have already partly lost.

2. Read the other side’s position.

Why are they selling? How long has it sat? Have they bought already? Motivation is leverage, and it is usually discoverable.

3. Control the terms, not just the price.

Closing date, conditions, deposit structure, inclusions. Sellers often accept less money for better terms. Buyers often win on terms when they cannot win on price.

4. Never make the first concession the biggest one.

How you move tells the other side how much room is left. Sandeep moves deliberately.

5. Be genuinely willing to walk.

This is the one that cannot be faked. If you are not prepared to leave, the other side will find out.
