Sandeep Pawar, Broker, RE/MAX Gold Realty Inc., Brokerage, Brampton, holding the RENE, ABR, SRS and SRES credentials
The short answer

What do RENE, ABR, SRS and SRES mean?

RENE (Real Estate Negotiation Expert) is a negotiation certification from the Real Estate Business Institute (REBI), an affiliate of the National Association of REALTORS® (NAR). ABR® (Accredited Buyer’s Representative) is NAR’s designation for representing buyers. SRS (Seller Representative Specialist) is REBI’s designation for representing sellers. SRES® (Seniors Real Estate Specialist) is NAR’s designation for clients aged 50 and over.

Sandeep Pawar holds all four. For a buyer or seller in Brampton, Mississauga, Caledon or anywhere in the GTA, that means one broker trained to negotiate your price and terms, protect you on the buying side, market and price your home on the selling side, and plan a downsizing or family move without costly mistakes.

A licence is the minimum. A designation is extra training.

In Ontario, every real estate salesperson and broker must be registered with the Real Estate Council of Ontario (RECO) and follow the Trust in Real Estate Services Act, 2020 (TRESA). That licence is the legal minimum to trade in real estate.

A designation is different. It is voluntary, specialised training that an agent chooses to complete on top of the licence, usually with a course, an exam or assessment, and in some cases proof of real transactions. The ABR® designation, for example, requires completed transactions where the agent acted only for the buyer.

Most agents hold none. Sandeep Pawar holds four, one for each side of the table and one for the families who need the most care. He also holds a Broker licence, the higher level of Ontario registration, and has trained and mentored multiple REALTORS® during his career.

A designation does not guarantee a result. What it tells you is that the agent took the time to learn the parts of the job most agents learn by trial and error on their clients.

You can check any agent’s registration on RECO’s public register, and ask to see proof of any designation they list.

RENE

Real Estate Negotiation Expert

  • Awarded byReal Estate Business Institute (REBI), NAR’s negotiation credential
  • HelpsBuyers and sellers
  • Best forMultiple offers, bully offers, conditions, closing dates, repair requests

What RENE means

RENE is the only negotiation credential recognised by the National Association of REALTORS®. The training covers negotiation strategy, reading the other side’s personality and motives, handling issues behind the scenes of a transaction, and balancing competing interests without losing the deal.

What it means for you

  • Price is only one lever. Deposit, conditions, closing date, chattels and repairs are all negotiable. A strong negotiator trades the ones you don’t care about for the ones you do.
  • A walk-away number set in advance, so emotion in a bidding war never pushes you into a bad deal.
  • Calm under pressure. Bully offers, sign-backs and deadlines are handled with a plan, not panic.
  • Certainty, not just a headline number. For sellers, the “best” offer is the one that actually closes.
Illustrative example · Buyer in a competitive market

A young family wants a semi-detached home in Brampton listed at $899,900 with “offers anytime.” The listing agent says another offer is coming. In Ontario, a brokerage can only count competing offers that are written and signed, so Sandeep asks how many are registered before his clients move on price.

There are none yet. Instead of rushing in high, Sandeep offers $865,000 with a home inspection condition, a 60-day closing the seller needs, and a larger deposit to show commitment. After one sign-back, the family buys at $872,000 with the inspection condition intact.

ABR®

Accredited Buyer’s Representative

  • Awarded byNational Association of REALTORS®
  • HelpsBuyers: first-time, upsizing, investors, newcomers
  • RequiresBuyer-representation course, an elective, and completed buyer-only transactions

What ABR® means

The ABR® designation is NAR’s credential for agents who represent buyers. It covers every stage of the buying process: the buyer consultation, written representation agreements, searching and assessing homes, negotiation, and reducing the buyer’s risk. To earn it, an agent must also complete real transactions where they acted only for the buyer, with no dual representation.

What it means for you

  • Your agent works for you only. Under TRESA, buyer representation is set out in a written agreement. Sandeep explains every clause before you sign it.
  • Homes are checked, not just shown. Is the “legal basement” actually registered with the City of Brampton? What does the condo status certificate say about the reserve fund?
  • Your full budget, not just the price. FHSA, the RRSP Home Buyers’ Plan, land transfer tax, closing costs and carrying costs are mapped before you make an offer.
  • Offers built to win without overpaying, using comparable sales rather than asking prices.
Illustrative example · First-time buyers in Brampton

Two first-time buyers are looking at a $750,000 townhouse in Brampton. Before they book a single showing, Sandeep maps their cash. Each can use a First Home Savings Account (up to $40,000 lifetime each) and the RRSP Home Buyers’ Plan (up to $60,000 each). Ontario land transfer tax on $750,000 is $11,475, but as first-time buyers they can claim up to a $4,000 refund, and Brampton has no second municipal land transfer tax the way Toronto does.

One listing advertises a “legal basement.” Sandeep asks for the City of Brampton second-unit registration. It isn’t registered, so the rental income can’t be counted the way the listing suggests. The buyers pass, and buy a comparable townhouse two weeks later with the numbers they planned for.

SRS

Seller Representative Specialist

  • Awarded byReal Estate Business Institute (REBI), NAR affiliate
  • HelpsSellers: move-up, relocation, tenanted, estate and investor sales
  • Best forPricing strategy, preparation, marketing, offer management

What SRS means

The SRS designation is the specialist credential for representing sellers. The training covers how to price a home against the market, how to prepare and present it, how to market it to the right buyers, how to communicate with sellers through the whole process, and the ethics of seller representation.

What it means for you

  • A price backed by evidence. A comparative market analysis built from recent sold prices, not a number picked to win your listing.
  • Preparation that pays. Which repairs add value, which don’t, and what to fix before photos go live.
  • Full marketing. Studio photography, drone and video, social media campaigns, MLS® syndication to thousands of websites, agent outreach and open houses.
  • Offer strategy you control. Offer date or offers anytime, and under TRESA you decide whether the contents of competing offers can be shared.
Real result · 65 Vintage Gate, Brampton · Seller represented

The situation: the sellers had bought in 2021 and had to move across the country on a tight timeline. The home had dated features, interest rates were higher, and buyer demand was softer.

The SRS plan: home and pest inspections done up front with full disclosure; a room-by-room decluttering plan; the living room floor replaced and pot lights added; the price set just below stagnant competing listings to create interest; studio photography, drone, video and a social reel; paid, targeted online ads; a custom property website; and direct calls to agents, clients and neighbours.

The result: 25 open house guests, an accepted offer, an appraisal passed, and a 30-day close in a slow market.

SRES®

Seniors Real Estate Specialist

  • Awarded byNational Association of REALTORS®
  • HelpsClients 50+, their adult children, estate trustees
  • Best forDownsizing, buy-first-or-sell-first, estate sales, multigenerational moves

What SRES® means

The SRES® designation trains agents to serve buyers and sellers aged 50 and over. It covers the housing, financial and lifestyle decisions that come with later-life moves: downsizing, relocation, estate planning, pensions, mortgages and the tax side of selling a long-time home.

What it means for you

  • A plan paced around your life, not a sales deadline. Sorting decades of belongings takes time, and the timeline should allow for it.
  • Sequencing that protects your equity. Buy first or sell first, bridge financing, and closing dates matched so you never carry two homes longer than you have to.
  • The right professionals in the room. Sandeep works alongside a real estate lawyer, a mortgage agent and a home inspector, and brings in your accountant or estate lawyer when powers of attorney, estates or taxes are involved.
  • Family on the same page. Adult children are included in the conversation when you want them to be, in English, Hindi, Punjabi, Urdu, Kannada or Telugu.
Illustrative example · Downsizing from Castlemore to Bolton

A couple in their late 60s own a large detached home in Castlemore, Brampton, and want a bungalow in Bolton near their daughter. They worry about selling before they have somewhere to go.

Sandeep lines up financing pre-approval with the mortgage agent, then finds the bungalow first with a long closing. The Castlemore home is prepared and listed with a closing set five days before the bungalow closes, and bridge financing covers the overlap. The couple move once, unpack at their own pace, and put the difference toward retirement, after checking the tax side with their accountant.

How the four credentials work together

Most moves aren’t just a “buy” or a “sell.” A family upsizing in Brampton is often selling, buying, negotiating and planning for parents at the same time. Here is how each credential shows up in one real-world-style move.
